Peak occupancy

How the variable return works

The variable return is calculated solely on actual occupancy during the periods your cabin is available for tourist rental. Personal use proportionally reduces the exploitable period and therefore the potential variable return.

Practical example

If an investor reserves 6 months for personal use, the maximum exploitable period will be 50% of the year, naturally limiting the variable return. In this scenario, the investor would receive the guaranteed 2.7% fixed interest plus the proportional variable percentage based on tourist occupancy of the remaining 50% of the year.

Priority use

You can use your cabin up to 6 months per year at cost (water, electricity, and cleaning). The remaining time, it generates returns for you — fully managed by us.

Participatory loan

You don't buy the property, which eliminates property tax, conveyancing, VAT, and maintenance costs. All the perks of a second home, none of the risks.

Term & exit

The loan has a 5-year term. At maturity, you can request full repayment or renew on the same terms. If you need to exit early, we arrange the transfer to a third party — or you can sell your position to anyone you choose.

We manage the entire holiday rental operation: bookings, check-in, maintenance, cleaning. No squatter risk. No wear on your capital. No property taxes.

What is a participatory loan and how does it protect me? +
A participatory loan is a financial instrument recognised under Spanish law. Unlike a property purchase, it does not require a notarial deed. Your investment is documented in a commercial contract that specifies the term, the guaranteed return, and the conditions of use. You can register it with a notary for extra security if you wish.
What backs my investment? +
The investment is backed by real, tangible assets. The land is owned by Lumina Saltus SL, free of encumbrances, with an estimated value of €150,000. The 9 cabins in tourist operation have an estimated market value of €240,000 each — €2,160,000 in total. The completed project value is approximately €2,310,000. The total investment from all participants is under €1,140,000. The underlying asset nearly doubles the investment.
How exactly does personal use work? +
As an investor, you have the right to reserve your cabin for up to 6 months per year, with priority over the tourist calendar. During that time, you pay running costs: water, electricity, and cleaning. The rest of the year, the cabin is rented to tourists under our management, generating the returns you receive quarterly.
Can I exit the investment before the 5-year term? +
Yes. If you need to recover your investment before maturity, you notify us in advance and we arrange to transfer your position to an interested third party — or you can sell your position to anyone you choose. We actively facilitate the process. The exit is not guaranteed within a specific timeframe, but we are obliged to manage it proactively.
Is the 2.7% return really guaranteed? +
Yes. The 2.7% annual minimum is contractually guaranteed and paid regardless of occupancy levels. Beyond that, the return grows in proportion to actual occupancy, potentially reaching 9% in high-demand scenarios. Payments are quarterly.
What legal framework covers the project? +
The project is developed under the Galician Tourism Act. This allows a specific building typology for tourist accommodation that is not subject to the same levies as conventional housing — which is the tax advantage we pass on to you.
