The variable return is calculated solely on actual occupancy during the periods your cabin is available for tourist rental. Personal use proportionally reduces the exploitable period and therefore the potential variable return.
Practical example
If an investor reserves 6 months for personal use, the maximum exploitable period will be 50% of the year, naturally limiting the variable return. In this scenario, the investor would receive the guaranteed 2.7% fixed interest plus the proportional variable percentage based on tourist occupancy of the remaining 50% of the year.
You can use your cabin up to 6 months per year at cost (water, electricity, and cleaning). The remaining time, it generates returns for you — fully managed by us.
You don't buy the property, which eliminates property tax, conveyancing, VAT, and maintenance costs. All the perks of a second home, none of the risks.
The loan has a 5-year term. At maturity, you can request full repayment or renew on the same terms. If you need to exit early, we arrange the transfer to a third party — or you can sell your position to anyone you choose.
We manage the entire holiday rental operation: bookings, check-in, maintenance, cleaning. No squatter risk. No wear on your capital. No property taxes.
Payments are made at verified milestones, certified by the architect. You never pay for something that hasn't been completed and inspected.
All capital raised is used exclusively for the described project: construction of the 9 units, internal urbanisation, and launch of tourist operations.

Architect's certificate confirming the effective start of construction. Foundations and earthwork completed.

Nordic timber structures ordered from the manufacturer, with documentation confirming the order and delivery timelines.
Milestone 4
The timber structure is fully erected and the project moves into the installations phase. The architect certifies progress.
Milestone 5
Electrical and plumbing work completed. The cabin enters the furnishing and final decoration phase.
Milestone 6 · Final
Key handover with final completion certificate. Your cabin is ready. From here, returns begin — along with your right to personal use.
By investing through a participatory loan rather than a purchase, there is no property tax, no VAT, no conveyancing or notary fees. Your entire investment goes towards the cabin.
As a professionally managed tourism asset under the Galician Tourism Act, there is no risk of illegal occupation — a common concern for conventional second-home owners in Spain.
You don't have to manage a thing. Bookings, cleaning, maintenance, check-in, and guest support are entirely our responsibility. You receive the returns and enjoy your time.
The 2.7% minimum is guaranteed by contract. You're not at the mercy of the property market or capital appreciation. It's a predictable return you can plan around.
